BOOK REVIEW: Developing and Acquiring a Neighborhood Shopping Center by Doug Bercu

This Short Book Is Packed With Just About Everything You Need To Know To Develop A Shopping Center!

I read (or listen to audiobooks) a lot of books. Between 50 and 70 per year. While browsing through Amazon to see if there was any in new books on shopping centers (design, investment or development), I was pleasantly surprised to find Developing and Acquiring a Neighborhood Shopping Center by Doug Bercu. I know Doug through his longtime partner Mike Timmons whom I had the pleasure of working with at National Property Analysts, Inc. in the 1980s.

Doug knows the subject of shopping center development and leasing through his years of practice and experience.  This is an excellent little book that gives you the basics of shopping center development from a true expert in his field. I am certainly biased because Doug is an old school “Leasing Dog” who knows what it takes to do deals with both national and local tenants.  He also understands that everything in shopping centers is driven by tenants – without tenants you don’t have income. He also explains how leases with anchor tenants drive the shopping center development size and design.

Doug’s introduction alone is worth the price of the whole book. If you are just getting into shopping center development or want to get into the shopping center business, I highly recommend the section entitled “The Most Important Words In This Book“.

He also gives you site plan layouts, proformas, shopping center designs and even leasing signs.  He also explains the roles of the pivotal players involved with your development from anchor tenants, small shop tenants, civil engineers, contractors, lenders and local government officials.

I especially like his short case studies towards the end of the book. This book is for anyone looking to learn more about shopping center development or the shopping center investment business and retail real estate.  It is also a great resource for shopping center leasing or if you have a piece of land that might be a great opportunity for retail real estate. It was an excellent refresher for me on the ground up shopping center development process and his case study on a small shopping center redevelopment is also fantastic.
